Necesito ayuda antés firmo un contracto de alquiler
Hola.

Soy danese y quiero alquilar una casa (larga temporada - 5-10 años) en España para vivir todo el año.
Pienso es más facíil si es por una agencia, pero si es una persona/propia privada? 

Necesito un abogado local antés firmo el contracto y pago?

(In Denmark we use standard contract and I have never had any problems with any of the owners I have rented houses or flats from.)

I can document I'm   pensionista   and get my pension from Danish Government every month no matter where in Europe I live. 

All my banking/payments are Internet Banking, and ?should I take prints and show my future house-ower/ agencia   these documents from my bank, who shows I have paid my rent, electricity, insurance, and all my monthly bills always on time, and always the 1. day of the months?

?Can you give me some advice before I sign a contract?   

I'm 55 years old, not rich, I live alone, and I have no relatives or close friends in Spain. I need to feel secure of in my future Spanish rented house regarding the house owner, when I always pay my rent on time and takes very good care of house and property like I always do.

    This is Spain. Many beaches, a lot of good weather, lots of prawns ... but a lot of ineptitude too. (This is something I say because I am Spanish ... but we feel offended if foreigners say the same thing ok? Hahahaha)

    Seriously now.

    I do not recommend an agency because you take the risk that the agency is run by inept people. Many agencies are.

    I recommend that you hire a local lawyer, expert in urban leases, and that the contract - as it will be for such a long term - be signed before a notary and be registered in the property registry.
    So, if in a couple of years the owner wanted to sell the house, you would not be affected.

    Hello My written English is not perfect, but I suppose you'll understand. Better than at least contact with someone who can help, because in Spain there are things that are by law, and things that can be agreed in the contract. You can pay from 01 to 07 of each month. I have several Swiss customers, Swedish, English, French, who charge their pension in their country, and have orders to the bank to transfer the money to a Spanish account, to pay rents, purchases and others.
